Transient Guest Lodging Zoning Permit Requirements (AirBnB)

To operate a short term rental unit or property (AirBnB, etc...) in the Village of Yellow Springs, approval of a Conditional Use application is required. The Planning Commission holds a public hearing to decide whether or not to approve it. Short term rentals (AirBnB, VRBO, etc.) are called Transient Guest Lodging Units (TGL) in the village code and can not be located within 500 feet of another TGL. Please contact staff at permits@yso.com to determine where others may be located in your neighborhood. This is the first step of the application process. After you have determined that the proposed location is not within 500 feet of another, you will need to ensure you meet all the other requirements of the code.   

 A bi-annual reporting of all earnings from the short term rental property must be returned to the Finance Director, even if there were no earnings. A 3% lodging tax will be due with the reporting by April 15th and October 15th for the preceding six months. For more information on this lodging tax click here.
